Applicant Robert Whited told the commission he intends to divide the tract into a roughly 1.5‑acre lot and a roughly 6‑acre lot. Planning staff (Rosalie and Amanda) said R‑1 is consistent with recent development patterns on Walnut Grove and that the site is suitable for low‑density single‑family development. Amanda recommended approval.
Commissioner Amanda recused herself from the vote because her property adjoins the land in question. With that recusal noted, the commission voted to forward a favorable recommendation to the county commission. Any subdivision or building plans will require the usual engineering, platting and permitting steps before certificate of occupancy can be issued.
