The Planning Commission voted to forward a rezoning request for 4.7 acres of a 10.7‑acre parcel on Morrison Street from R‑2 to R‑3 to the county commission with a favorable recommendation.
Applicant representative (Jim) explained the owner, Dennis Gook, reduced the request after prior review and is seeking rezoning only for the rear portion along Morrison Street. Jim said sewer is available and that the developer will upgrade a pump station at Morrison and Greentop as needed; he said the developer has met with the water department and engineers. Planning staff (Rosalie and Amanda) recommended approval, saying the proposal aligns with adjacent residential patterns and is consistent with R‑3 zoning standards.
Commission discussion emphasized site‑specific design controls: buffers, transitions, traffic access and stormwater management will be required at subdivision and engineering review. Staff reiterated that rezoning approval does not replace required detailed site, engineering and subdivision approvals. A motion to forward a favorable recommendation passed.
Any future development will require subdivision and engineering review, including confirmation of sewer connections, pump upgrades and stormwater controls.
