The Denison City Council unanimously approved an ordinance rezoning property commonly known as 701 East Bullock from the single‑family 7.5 residential district to the single‑family 5 (SF‑5) district, enabling the subdivision of two existing lots into three legal lots of record.
Planning staff said the proposed lots meet SF‑5 requirements and that the future land use plan designates the area for neighborhood‑scale development. The applicant intends to retain the existing corner house and develop two additional single‑family lots if the rezoning is approved.
"The proposed lots do meet SF 5, zoning ordinance," Ms. York said during her presentation and noted both staff and the Planning and Zoning Commission recommended approval.
The council opened the public hearing; no one spoke for or against the request. Councilman Thomas moved to approve the ordinance, Councilman Redwine seconded, and the motion carried unanimously.
The rezoning clears the way for the owner to record a subdivision consistent with SF‑5 standards and for subsequent single‑family construction under those standards.
