Board approves facade repairs for 728 W. Main; requires approved gray paint

The Denison Historic Preservation Board approved a certificate of appropriateness for masonry repair and painting at 728 West Main Street and required that the primary paint color be Repose Gray or another color from the board’s approved palette.
Staff said the application, now presented by the tenant, replaces an earlier owner proposal that had included removing EIFS. The board was told the new applicant has secured a long-term tenant and that the current plan removes the previously proposed EIFS addition, instead painting existing masonry and retaining the existing garage doors and front windows. Tenant representatives gave their names and addresses in the record: Logan Kelso (2703 Flora Lane, Denison) and Eric Binge (3951 Oak Creek Circle, Denison).
Board members expressed concern that the proposed paint sample in the application renderings looked “very dark.” One member said, “I just kind of balk a little at that the color, at least the representation on the images where we're seeing is just so dark.” Staff and the applicants agreed the lighter, previously approved Repose Gray would be acceptable and would avoid the board having to revisit color approval. A motion to approve the masonry repairs and painting passed with the condition that the project use Repose Gray or another staff-approved color from the board’s palette. Staff reminded the applicants that signage and any fencing or parking-area changes would require separate applications and additional approvals.
