Applicant says demolition permit imminent for Bridge Harbor Yacht Club; work to include canal cleanup

At the Feb. 27 Board of Adjustment meeting, Ryan Cade, a Bridge Harbor property owner and investor, told the board his group has reached terms with a demolition contractor and plans to submit a permit application next week to begin demolition of the former Bridge Harbor Yacht Club. Cade said demolition will likely take about 60 days once permits are issued and weather permits and that the work will uncover debris in the canal that will require additional removal and dredging.
"We have come to terms with a demolition contractor and so next week we come in to City Hall getting a permit to begin demolition," Cade said. "That's gonna be a probably a 60 day process, you know, weather and everything, dependent. But, we should in the next 2 or 3 weeks see all the junk coming down."
Cade and staff discussed abandoned boats and a partly sunk boathouse in the canal. He said divers have found debris and pylons during earlier work and that costs increase as more is discovered. The applicant said the group is coordinating with the GLO — the Texas General Land Office — to determine the proper process for removing and demolishing abandoned boats and other in-water structures. "We're working with the GLO to find out the right way to remove and demo abandoned boats," Cade said. "We're gonna do it the right way and, rather than rush, we're gonna do it the right way and, we'll all look up in some months and be really proud of what the direction we're going."
Staff and the board addressed questions about how abandonment is legally determined and whether city letters to owners are sufficient to clear title or remove vessels; the transcript records the applicant and staff saying they are working through those legal and procedural questions with the GLO. No formal action or new permits were approved on the record at the meeting; the applicant said only that he will submit a demolition permit and that physical work is expected to follow after permit issuance and Contractor mobilization.
