Smyrna — The Town Council approved an amendment to the Dogwood Villas planned residential development (PRD) that adds one single‑family house on a 0.48‑acre lot in the middle of the subdivision, increasing the PRD’s approved unit count from 77 to 78.
Kevin, planning staff, told the council the existing house on the parcel will remain, the existing detached pole barn/garage will be removed, and a new single‑family home will be built on the divided lot. The amendment raises density from 3.95 units per acre to 4 units per acre for the PRD overall but planners noted the resulting lots will still be larger than many of the paired/duplex lots in the development.
Staff said the PRD is nearly complete and that the new house must comply with the federal Housing for Older Persons Act requirements that apply to this subdivision, including a minimum house size of 1,450 square feet and a two‑car garage. The planning commission recommended approval and staff supported the amendment; the council approved the change by voice vote.
What’s next: The developer will remove the pole barn, submit building plans for the new house consistent with PRD standards and extend sidewalk connections as required by the development conditions.
