The Natchitoches Planning & Zoning Commission approved a subdivision to create a parcel for a drive‑through coffee site at 200 Kaiser Avenue, subject to external approvals for curb cuts and historic-district exterior design.
The director told the commission the property is zoned B-3 and a coffee shop would be a use by right, but the parcel must be subdivided from an existing larger tract that also contains a car wash. The planned drive‑through parcel will be about 0.69 acres and the project calls for a 510-square-foot manufactured building with drive‑through service only and no indoor seating.
Ben Bridal, who identified himself as "the director of development for Arkansas, Louisiana, and Texas 7 Brew Coffee, Brew Crew LLC," represented the applicant and confirmed the description. The director cautioned that the Louisiana Department of Transportation and Development (DOTD) must approve any curb cuts and that the Historic District Commission must approve exterior elevations; "nothing we do supersedes any of those" approvals, the director said.
Commissioners questioned whether the applicant should wait for DOTD approval before purchasing property; the applicant said he was present as a company representative and would pass the cautions on to the buyers. Commissioner McAllister moved to approve the subdivision; the motion was seconded and carried on a voice vote. The director reminded the applicant that the commission's action will be final in 11 business days absent appeals and reiterated the requirements for DOTD curb-cut approval and Historic District Commission design approval.
