The Natchitoches Planning & Zoning Commission approved a replat to adjust lot lines for two adjoining parcels addressed as 438 East Fifth Street and 459 Stevens Avenue, a change intended to add backyard area to one property owned by the applicant.
The director explained the agenda contained a typo and read the physical addresses for the property: "The address is 438 East Fifth Street and 459 Stevens Avenue." The applicant, Ronald Roy of Elzie Roy LLC, told the commission the change moves a boundary line to give the house at East Fifth Street a backyard. The director described the two resulting lots as approximately 0.159 acres and 0.98 acres.
Commissioners discussed the survey and whether there were setback or other violations; the director said there were none. Commissioner Claiborne moved to approve; the motion was seconded and carried on a voice vote. The director advised Mr. Roy that, as with plats generally, the applicant should pick up the signed plat from the Planning & Zoning office, bring it to the clerk's office for recording, and return a recorded copy showing the date, time and book/page number. The director also noted that lot-line reallocations are final 10 business days after the commission's action unless an appeal is filed with the city clerk (docketing within 45 days).
