Board denies major home-based business parking request after resident objections

Staff described a cleared 2.24-acre parcel where the applicant proposed to park between two and four dually trucks (with up to four on weekends) and have up to 8 employee vehicles on-site during weekdays; the applicant said he has three crews and 14 employees who stage vehicles at the property and travel to job sites. Staff also noted prior code-enforcement contacts and that the site had been cleaned up after complaints.
Multiple neighbors from the adjacent Walden/Waldron Crossing subdivision spoke at the public hearing, raising concerns about noise (including trucks and reversing beepers), frequent vehicle movements as early as 6 a.m. and as late as midnight, the number of vehicles and trailers visible from the neighborhood, and potential impacts on property values should more commercial activity concentrate along Lebanon Road. Code enforcement staff confirmed they have received multiple noise complaints and that the applicant was advised to pursue a major home-based business approval to come into compliance.
A board member said the volume of vehicles, trailers and equipment and the noise record made the proposal incompatible with the nearby residential subdivision and moved to deny the request; the motion carried on roll call.
