Rutherford County Board of Zoning Appeals voted to approve a special-exception request to establish an accessory dwelling unit at 2808 Queens Court.
Staff said the 0.6-acre corner lot fronts Queens Court and that the applicant proposes a 16-by-32-foot (512-square-foot) building that would contain a 447-square-foot ADU intended for use by a family member. The applicant, Tracy Falk, told the board the ADU is not intended to generate income or be used as a rental and that a covenant would be recorded restricting occupancy to family and immediate guests.
Staff confirmed required setbacks and design standards are met except that parcels under one acre require BZA review. Board members asked about street frontages and whether Majesty Drive is extended; staff said the pavement does not extend fully and there are no known plans to connect the two roads. After a public hearing with no opposition calls, a motion to approve passed on roll call.
