The McGregor City Council approved the preliminary plat for the McGregor Trails residential development (approximately 81.955 acres, property ID 135156).
City staff said the parcel has been zoned R-7.2 for some time and indicated the plat meets city guidelines. Staff noted there is a sizable floodplain on the rear of the property that may remain as natural open space. Staff also said the developer is pursuing a park grant to install a walking trail under the Brazos power lines that would connect to the new junior high school.
Council members asked about lot sizes and utilities; staff said platting will proceed in phases and that wastewater and water service will need to be coordinated as the project advances. The council voted to approve the preliminary plat and directed staff to continue technical review during final plat and permitting.
