The Morgan County Plan Commission on July 14 approved MIP‑25‑09, a three‑lot minor plat to divide a 10‑acre parcel at 8311 North Bridal Harper Road in Grama Township so the existing farmhouse can be separated from two larger lots for the owner’s daughters.
John Larson of Holloway Engineering presented the petition on behalf of Norman Worley, saying the farmhouse was historically the original schoolhouse and that Lot 1 would contain the existing house with about 2 acres, while Lots 2 and 3 would be “more than 4 acres each.” The lots will use an access and utility easement and be served by public water and on‑site septic systems.
Larson said the pond on the property is “about 1 acre, maybe just a little bit larger,” and that a covenant will require maintenance of the pond by the owners of Lots 2 and 3 on a shared basis. He also said a 10‑foot wide drainage easement will be established around the pond.
Resident Bird Vargas asked whether the new lots might be subdivided further or sold outside the family. Larson replied the petitioners do not intend further subdivision and that any future subdivision would have to return to the plan commission for approval.
Commissioner Kenny Hill moved to approve MIP‑25‑09; the motion carried by voice vote. The commission’s discussion reiterated that the county’s minor plat ordinance requires a minimum of 2 acres and limits divisions; Larson noted the current plan complies and that future additional subdivisions would require separate review.
