The applicant, James Kevin Reuter, told the commission the property has a “super small garage attached to the house,” and he plans “to put a 2 car garage in. It's gonna be detached. Ended up being on the next lot over.” He said Painted Hills bylaws require the lots be combined to comply with the subdivision’s rules.
Commission staff closed the public portion of the hearing after receiving no other speakers. A motion to approve the vacate and replat passed; the chair later recused from the matter, saying the property was a family relation.
The change will consolidate three lots into one larger parcel within the subdivision’s R2 zoning. The applicant stated the replat will leave “one by itself,” noting the overall site originally contained four lots.
The commission did not receive written objections or request additional conditions during the hearing; staff confirmed the filing and procedural steps and moved the item to a vote.
