The McGregor City Council voted to rezone roughly 154.65 acres approximately 1,770 feet west of Cotton Belt Parkway on the south side of U.S. 84, approving ordinance O-10-2025.
The rezoning changes parcels previously zoned R-10 (single-family residential) to R-7.2 (single-family and multifamily) and GC (general commercial). The council approved the rezoning after a public hearing and a motion to adopt the ordinance. The council also voted to enact the accompanying ordinance text for the parcel (property ID 136269374212).
Council and staff discussed infrastructure and density during the hearing. City staff said water service is available along the rear of the tract, noting, “Water’s good across the back end with 16 inch line,” and warned that wastewater capacity and timing of system work will need additional attention as development proceeds. The council heard there was interest in industrial and commercial prospects for nearby property; final infrastructure needs, including wastewater, will be addressed in subsequent engineering and platting steps.
Developer and staff materials presented to the council showed the rezoned area would contain multifamily near the highway and commercial where indicated on the submitted maps. A public hearing was opened and closed with no requests to further delay the ordinance reading; council then voted to adopt O-10-2025.
The ordinance and the rezoning change are now on record as formal city action; future plats and utility studies will be required before construction begins.
