Schultz said crews have completed substantial site grading, bioswale installation and are finishing curb work, with initial asphalt placement expected by late June. He reported rooftop mechanical units are installed, fire‑suppression testing is complete, ceiling grid and HVAC diffusers are being installed on the second and third floors, and first‑floor framing is near completion to allow drywall and finish work to proceed. He told council the contractor has invoiced about 56% of the $59.6 million construction contract and that allowances and contingencies are roughly 46% expended. Schultz said the project is approximately 73% complete based on time.
Schultz displayed renderings and a short fly‑through of interior public spaces, including council chambers, the main lobby and police‑lobby circulation. He said the dais in the new council chamber will be a single step lower than the current chamber dais and that accessible features (including an internal ramp to the dais) are integrated in the design.
Councilmembers asked for a trade‑level breakdown of expenditures and vendors; Schultz agreed to provide a discipline‑by‑discipline expenditure table (electric, plumbing, HVAC and other trades) by email. Councilmembers congratulated staff and the contractor on steady progress despite recent heavy rain days that temporarily affected site work. Schultz said the contractor anticipates moving some construction office activity into the building to allow work on rear parking and electrical conduit and to accelerate site completion.
