Council rezones Chastick Family Farm site to RSF-3 and approves preliminary plat; debate over Maple Hill Road improvements continues

The Corcoran City Council voted 4–1 to rezone the Chastick Family Farm property at 7600 Maple Hill Road from RSF-2 to RSF-3 and to approve a preliminary plat for 104 single-family lots, while leaving road-improvement financing and final trail alignment unresolved.

City staff and the applicant described the proposal as a 104-lot single-family subdivision whose lot widths meet RSF-3 standards (65-foot minimum frontage) and minimum lot sizes around 7,500 square feet. Staff said trunk sewer is available and that water pressure and supply were adequate based on an infrastructure feasibility study.

Staff told the council the development will require off-site improvements to Maple Hill Road and a 300-foot westbound right-turn lane on County Road 10 to safely serve the new traffic; staff also recommended that an eastbound left-turn lane not be required if the developer can provide an early connection to Fur Lane North.
