Commission recommends rezoning portion of 8‑acre June Drive parcel to R‑1 for single‑family home
The Zoning Advisory Commission on June 4, 2025 recommended that the City Council approve a rezoning of part of an approximately 8‑acre property at the end of June Drive from agricultural zoning to R‑1 to permit a single‑family residence.

Applicant Josh Ramler of Ramler Construction said he sought rezoning “to R 1 for a single family residence” on a portion of the parcel. Associate Planner Sheena Moon told the commission the site is currently zoned agricultural, where a single family home is allowed only as accessory to an agricultural use when the parcel is at least 10 acres. “So in this instance, it's not an active agricultural use in the property, but as well as it's only approximately 8 acres of property. And so a rezoning was really what was required in order to allow for a single family construction here,” Moon said.

Moon said the applicant previously sought and obtained a special exception from the Zoning Board of Adjustment for an extended front yard setback; that approval was contingent on any rezoning. “They requested to put that back about, I think it's about 300 feet, give or take, from the June Drive, access point,” Moon said. She added that the development review team reviewed access, stormwater and fire access for the proposed house.

There was no public opposition recorded to the rezoning at the commission hearing; staff said a neighboring property owner submitted an email in support of the extended setback. Commissioner Norton moved to recommend approval to the City Council; the commission voted in favor (Lorman, Norton, Zuccaro, Freustat and Chair Russell voted aye). The item will proceed to the City Council for final action on June 16, 2025.

If the council approves the rezoning, the applicant may proceed with the previously requested setback relief and with building plans subject to code review and any required permits.
