Board OKs amended site plan for Dobbs Tire after developer removes 30 rear parking spaces

The Warrenton Board of Aldermen on May 20 approved an amended site plan for Dobbs Tire and Auto Center that removes 30 parking spaces from the west side of the property, the developer said, to reduce site-development costs.

Brandon Harp, civil engineer of record for the project, told the board the removal reduced grading, clearing and retaining-wall work while the front parking, building location and driveways remain unchanged. "We still exceed the city's requirement for on-site parking," Harp said. He added the revised plan came back for approval because the city code requires a new site plan for changes greater than 10% in parking.

Tim Burks, director of planning and development, said the revised plan amends the previously approved site plan SP-178 and that planning and zoning recommended approval. Burks also noted the Dollar General connection previously shown on plans will not be constructed due to safety concerns; MoDOT issued preliminary approval to maintain the current driveway configuration on State Highway 47. Planning and zoning approved the amendment 7-0 (with two absent and one vacancy), and the board adopted the amended site plan by ordinance (Bill No. 26-25) on a 5-0 roll call with one absent.

During the presentation Harp said the westmost bay of parking and related clearing and detention were removed, shifting grading and retaining elements east; construction bids came in higher than expected under the original plan, prompting the change. City officials confirmed the driveway access off Highway 47 will remain in its existing configuration under a MoDOT permit. The board’s approval allows Dobbs to proceed with mobilization and construction under the amended site plan.
