The Miami Beach Planning Board on June 10 approved a lot split that will divide a large double lot at West 20th Street into two parcels roughly consistent with neighboring lot sizes.
Planning staff analyzed the proposal and found the resulting lots would be near the neighborhood median and consistent with area massing and unit-size expectations. Attorney Mickey Marrero presented for the owner, who is a contract purchaser of the new lot, and architect Taylor Schumacher was available to answer design questions.
Staff noted concerns about the street-facing elevation for the proposed one-story accessory structure—specifically that two garage doors and blank walls require further design development. The board approved the lot split and noted the new buildings will be subject to Design Review Board (DRB) review before construction permits are issued.
Marrero said the owner plans to use one of the resulting homes for family occupancy and may convey the other lot to a separate owner. The split returns the parcel to platted lot lines consistent with nearby properties.
The motion to approve carried on the record with no additional conditions beyond the requirement for DRB review of the new building elevations.
