The City Commission approved a minor site plan modification for the Chateau Beach condominiums at 17475 Collins Avenue, allowing changes to the building’s Collins‑facing facade and the addition of a porte cochere above the entrance drive.
City staff and the applicant described the request as architectural and cosmetic: removal of existing artificial and natural vegetation panels and replacement with white porcelain tile, wood‑grain aluminum planks and refacing the parking structure with aluminum panels. The project also adds a new porte cochere at the entrance drive; exterior colors remain consistent with the city's color palette, staff said.
The city planner presented a brief history: the project’s original approval came in 2012, with a 2014 administrative modification that added vegetation on two wall segments. The development was completed in 2016; the current application (PZ 202505) requests replacement of that vegetation with more durable facade materials.
Applicant Maria Clara Campo (address on the record: 2100 SW 8th Street, Miami) told the commission the owner group wants to “refresh and renew” the facade to maintain modern standards and because the artificial grass had deteriorated from sun and humidity. “This renovation is also part of our commitment to maintaining the image and quality of Collins Avenue,” Campo said.
Commissioners asked whether the changes were structural. Staff and the applicant confirmed the modification is cosmetic and not a structural change. With no public speakers and no ex parte disclosures, the commission voted to approve the minor site plan modification 5–0.
Background: Because the commission acts in quasi‑judicial capacity on zoning applications, the clerk administered an oath to anyone providing testimony and the commission considered evidence presented on the record before voting.
