Senior Planner Duran presented the project, describing the proposed approximately 500-square-foot garage and connecting breezeway and noting that story poles were installed for the site visit. The addition will use exterior finishes consistent with the compound, match established materials and sit lower than adjacent parapets. Staff recommended approval, finding the design consistent with the district—s general design standards.
The applicant emphasized that the breezeway and garage were designed to be compatible with existing courtyard massing and to avoid changes to the primary north elevation. Board members discussed alternatives, the visibility of the new roofline from Camino Del Monte Sol and whether a detached garage might be preferable; the applicant said lot configuration and existing doors made the proposed attached breezeway the practical solution. Member comments noted the property—s documented significance and suggested an updated historic inventory could be considered in the future.
After discussion a motion to approve the proposed garage and breezeway passed. The applicant will proceed to permitting with the approved design and coordination with staff on final exterior materials and details.
