The Historic District Review Board voted to retain contributing status for the residence at 626 Canyon Road, to add the property—s front courtyard wall to contributing features and to designate a group of facades as primary, with a limited exclusion.
Senior Planner Romero told the board that several windows and a stained-glass stairwell window had been replaced without approvals and that the house had a complex history of additions. The applicant and architect argued the house—s prominent north and west elevations and other visible walls are character-defining and should be designated primary.
The board adopted a motion to retain the structure—s contributing status, designate the courtyard wall as contributing, and to label facades 1, 7, 9, plus two newly labeled upper-level facades (1A and 7A) as primary while excluding the newly installed portal on the vehicular facade from the primary designation. The motion passed on a roll-call vote with all voting members in favor.
Why it matters: primary-facade designations determine which elevations receive the most stringent historic-design-review treatment. The board also recorded that this action does not constitute after-the-fact approval for any unauthorized work; staff will include that clarification in the findings of fact.
Staff noted the property is in the downtown/East Side historic district and that the approval does not retroactively validate unpermitted work. The applicant was told to expect follow-up regarding required permits and potential enforcement if necessary.
