Montezuma County commissioners voted June 10 to approve a four‑lot moderate subdivision and related rezoning applications for property at 30261 Road H in Cortez.
County staff told the board they had reviewed the county records and located the original subdivision deed showing the road segment was conveyed as an easement “for egress and ingress” to the original owners and their heirs and assigns. Staff said that conveyed access will run with the land and provide sufficient access for the proposed subdivision.
Kim Purcell, Montezuma County clerk, read the public‑hearing notice into the record and confirmed the hearing was continued from the May 27 meeting. A staff member summarized the county’s title records search and explained the deed language. The board then moved, seconded and voted to approve the 4‑lot moderate subdivision and the associated rezoning application for Troy Jaskowski’s property at 30261 Road H.
The county closed the public hearing after the vote. The board also signed the required Mylar for a separate property (Merithor LLC) later in the meeting.
Details recorded in the hearing: the parcel was described in staff materials as roughly 38.8 acres located in Section 34, Township 36 North, Range 15 West; the staff explanation centered on the recorded easement creating the road use right. The board did not reopen public comment at the time of final action.
