The Worcester City Planning Board on May 21 endorsed a set of Approval Not Required (ANR) plans that reconfigure lot lines to meet zoning frontage rules in several neighborhoods.
Planning Division staff member Olivia Hall summarized the ANRs: 015 and 17 Forestdale Road would create Parcel A to be combined with Lot 1 to meet the 60‑foot frontage requirement for a three‑family use in the RG5 district; 268 and 278 Mower Street would be reconfigured so all three resulting lots meet the 65‑foot frontage requirement in the RS7 district; 23 Lorenzo Street is on a private street in the RL7 district and the applicant received a relief from lot‑area requirements from the Zoning Board of Appeals in February to allow creation of parcels for a duplex; 12 Veil Street would be divided with Parcel A nonbuildable and later combined with an abutting property owned by Greendale People's Church; and 740 Burncoat Street would shift a lot line so all lots provide the required 35‑foot frontage for duplex style dwellings in RL7.
A board member moved to endorse the ANRs as presented and the board voted to endorse them 3–0.
Staff asked board members to raise any specific questions; none were raised in the meeting. The endorsements clear the way for applicants to proceed with lot combinations or conveyances described in the ANR plans.
