The Worcester City Planning Board on May 21 approved a definitive site plan for 27 (listed as 527) Havana Road to allow construction of a three‑bedroom single‑family home, with required infiltration systems, seven new trees and sediment controls along the lot perimeter.
The matter is a routine residential site plan review; staff said the applicant worked quickly to provide revisions and no additional conditions were required.
Kevin Quinn of Quinn Engineering, representing applicant SNG Homes, described the lot plan and said utilities are accessed from Havana Road and that the proposed design uses infiltration to recharge roof runoff. Quinn said the site includes wattles and silt fence on the southern and eastern and western perimeters to prevent sediment from reaching neighboring properties and noted the plans provide for seven new trees.
Planning staff reported no outstanding conditions and the Department of Public Works (DPW) and Department of Buildings and Inspections (DBW) registered no comments. The board moved to approve the plan and voted 3–0 in favor.
No public comment was received at the hearing. The board treated the item as a straightforward single‑family site plan for a sloped lot; staff did not request further submittals beyond standard post‑approval requirements.
