The council received the Planning Commission's recommendation on a preliminary PUD application for Somerset Crossing, a proposed mixed development at Lafayette and Betty Wilson that includes senior housing and commercial acreage. The commission's recommendation will be considered by council at a public hearing July 17.
City staff described the project in general terms: the applicant presented a plan for a senior‑oriented residential component and a commercial component facing Lafayette Street. The materials discussed a senior development with 289 single‑family units (as presented) and referred to commercial acreage of roughly 20 acres and about 90 acres of residential land in the overall concept. A council member noted plan language indicating the PUD could allow deviations from standard R‑2 lot widths, curbs and gutters and other typical subdivision standards; another cautioned that once dedicated and accepted the roads could become city property.
Council emphasized that the applicant must proceed through the usual PUD preliminary and public hearing process; the developer's representatives plan to be present at the July 17 hearing. No final council action was taken on June 5. Council members encouraged colleagues to review the PUD documents and prepare questions for the public hearing, including clarifications on road widths, drainage, ownership of infrastructure, and the developer's phasing plan.
