The Hastings City Council on June 9 approved the preliminary plat for the Cedar Park subdivision, a development on South Cedar Avenue and East D Street that would add 58 residential units across townhomes and multifamily buildings.
City planner Amber told the council the preliminary plat proposes 12 lots: Lots 1–10 for 10 townhomes and Lots 11–12 for multifamily development consisting of four apartment buildings with 12 units each, for a total of 58 units. She said the units are intended for households at 40% to 120% area median income (AMI) and that the site’s future land use designation is medium-density residential (7–15 dwelling units per acre); the proposed site density calculates to about 15.8 dwelling units per acre.
Amber said the project conforms to the comprehensive plan, the area was rezoned to R-3 for the proposed uses and infrastructure is adequate. The developer agreed to pave South Cedar. The planning commission recommended approval 7-0, and the council approved the preliminary plat by a 6-0 vote.
Motion on the record read: “I’ll motion to approve the preliminary plat for the Cedar Park subdivision.” With the vote passed, the developer can continue engineering and permitting steps required before final platting and building permits.
