Planning commission waives architectural review for McElroy Metals expansion at 555 Dividend Drive

The Planning Commission approved a request to waive architectural-elevation review for a small building expansion at McElroy Metals, 555 Dividend Drive.
Staff said McElroy Metals proposes an addition just under 5,000 square feet at the rear of the site; because the expansion would not be visible from Dividend Drive due to existing buffers, the Land Development Ordinance gives the Planning Commission authority to waive architectural review for such projects. Chris Davis, design-builder and owner’s representative, said the addition is needed for additional storage of raw coils and fabrication inventory and that the design will continue the existing building’s materials and continuity.
Laura (Staff member, Planning Department) told commissioners that because the project is under the 5,000-square-foot threshold it will not proceed through the full site-plan process but that a site plan must be submitted with the building-permit application; staff will check parking and other technical elements at that time.
Commissioners voted to approve the waiver. The approval waives the architectural-elevation requirements in the applicable sections of the Land Development Ordinance but leaves technical review (parking, stormwater, landscaping) to the building-permit and site-plan review process.
