Flathead County commissioners on June 3 approved the preliminary plat for Ardens Acres, a proposed two‑lot residential subdivision off Helena Flats Road.
Planning staff reported the 74‑acre parcel would be divided to create a roughly 1‑acre lot and a remaining 73‑acre parcel. The application requires individual wells and septic systems; Lot 2 will require MDEQ review for wastewater; Lot 1 is larger than 20 acres and is exempt from MDEQ stormwater review. The planning report recommended 21 prior conditions of approval had been met from the original approval and identified additional conditions for the preliminary plat.
Key conditions the commissioners adopted include a 40‑foot vegetative buffer and no‑build zone along the property’s intermittent stream, a riparian resource management plan, and a weed‑control plan prior to final plat approval. County staff also required approach permits and stormwater disclaimers for Lot 1 on the face of the final plat and a notation identifying an existing high‑pressure gas pipeline that crosses proposed Lot 1.
Planning staff noted agency comments including a notification to future lot owners about overhead aircraft and associated noise and a requirement for fire prevention improvements and statement of wildland‑urban interface conditions on the final plat. The Evergreen Fire District and Flathead County Sheriff’s Office will be the public safety providers.
Outcome: Commissioners adopted the staff findings and moved to approve the preliminary plat with the standard conditions discussed. Final plat approval will be conditional on fulfilling the listed agency reviews and the required site‑specific approvals.
