Forsyth County commissioners continued a public hearing on a zoning petition from Kernersville Little League to rezone a 6.89‑acre parcel at the western terminus of Stuntstall Road from Highway Business Special Use (HBS) to general‑use RS‑40 residential. The hearing was continued to a date‑certain so neighbors and staff can obtain additional information about the property and potential impacts.
Planning staff told the board the property was originally rezoned to HBS in 1987 to allow commercial recreation (private athletic fields). The petitioner seeks RS‑40 zoning, which would allow single‑family residential development and other RS‑40 uses by right. Planning staff noted the parcel is in the Legacy 2030 Rural Growth Management Area (GMA 5) and that the Northeast rural area study recommends large‑lot residential in the immediate area. The Planning Board unanimously recommended approval at its May 8 public hearing.
Neighbors said they had not received all expected outreach from the petitioner and requested a continuance so they could speak with the contract purchaser or developer. Chantal Mullen, who lives on Sahabi Road adjacent to the site, told commissioners the neighborhood is rural, most properties use wells and septic systems, and that Stuntstall Road is gravel and privately maintained despite being a dedicated right‑of‑way. Mullen asked the board to allow time for the petitioner to meet neighbors and provide specifics; she said documents submitted online referenced up to seven homes being possible and that new wells could affect existing groundwater use.
Planning staff explained the sign‑posting requirement (posting on the property) and the statutory notice radius (500 feet) used to notify adjoining owners; staff said directional signs are used case‑by‑case and were not placed at the Stegall Road entrance because this was a down‑zoning request. Commissioners discussed that the parcel, under its current HBS zoning, allows outdoor recreation uses that could be more intensive than RS‑40 in some respects; others noted a general‑use RS‑40 request would allow a range of permitted uses that would be exercised by right if approved.
The board directed staff to bring back additional information, including any existing site plan materials and clarification on infrastructure (water/sewer/well) and notified the community that the matter will return for further consideration at a date‑certain (next review scheduled for June 19). The public hearing remains open pending that follow‑up.
