The Fargo Planning Commission approved a replat on June 3 consolidating seven historic downtown lots at 301–313 Northern Pacific Avenue North into a single lot to prevent existing clinic structures from crossing lot lines.
Planner Elena Aspiseth said the parcels, originally platted in 1882 as part of Keeney and Debitz addition, have been deed-combined in the past and now the applicant seeks to record a single lot to match building configurations for the Family Health Care Center. Elena noted an ADA ramp currently encroaches onto the right-of-way and the applicant is working with city staff on an encroachment agreement. The site is in the DMU district and no zone changes were proposed.
Dustin Buchholtz of Houston Engineering attended to answer questions. Staff reported one inquiry since packet publication with no concerns. Commissioners approved the minor subdivision; staff also provided historical context that downtown subdivisions originally had 25-foot lots.
Next steps: The applicant will finalize any encroachment agreement and record the replat so buildings no longer cross lot lines.
