Berry's Addition replat approved to separate multiple businesses into their own lots

The Fargo Planning Commission approved a replat on June 3 dividing an existing lot in the Brujala area into separate parcels to reflect current building footprints and ownership for multiple businesses, a residence and warehouse/brewery uses.
Planner Donald Kress described the existing Lot 2 of Prewhala Addition as containing several buildings housing a residence, commercial offices, warehouse space and Drecker Brewing. The proposal draws new lot lines between existing buildings to create four lots; the applicant will add shared access and utility easements to the plat to reflect operational arrangements. Kress said the property is in a PUD (planned unit development) with GC (General Commercial) zoning and that no zoning changes are required because the current uses are allowed under the PUD.
Kevin Bartram of MBA (the applicant) was present. No public comments were offered. The commission voted to approve the replat and required recording steps will follow.
Decision and next steps: The applicant will update the plat to show shared access and utility easements before recording; the replat preserves existing uses and clarifies lot ownership for taxation and property management.
