Josh Fredrickson of Kittitas County Public Works told the board the lease covers Lot C‑25 outside the aeronautical fence in an industrial zone near Elmview and Cessna. The county proposes a 40‑year term with a 10‑year option; the packet was updated from an earlier draft. Fredrickson said the county will use its “standard rate” of 14 cents per square foot per year for the lease and that the tenant must construct on‑site improvements at its expense.
The prospective tenant, who identified himself as Ryan Chile, owner of Red Lion/Redline Powder & Metal Design, thanked the county and said the lease offers an affordable site for a growing local manufacturing business. “The price is very favorable for us starting business,” he said, and described plans to expand from a cramped shop to a permanent facility with better power and space.
A commissioner noted an earlier FAA issue about a 50‑year limit and thanked staff for updating the resolution; staff said the county is still making related updates. Another commissioner said the lease package applies a phased rent increase and praised the tenant for bringing light‑manufacturing jobs to the airport area.
The board voted unanimously to approve the lease. The approved lease requires the tenant to complete any required on‑site development, obtain permits, and comply with airport and FAA requirements before occupancy.
