The City of Grand Junction Planning Commission voted on May 27 to recommend that City Council approve the annexation of 5.58 acres at 37728 Road and zone the property I‑1 Light Industrial. The commission’s recommendation, forwarded to city council, was based on staff findings that the annexation and proposed I‑1 zoning align with the city’s 2020 comprehensive plan and the parcel’s industrial designation.
Jessica Johnson, zoning supervisor presenting the item, told commissioners the area is designated for industrial use in the comprehensive plan and is located in Tier 1 (urban infill) for intensification and growth; staff found adequate transportation access and public services and concluded the I‑1 zone is consistent with the land-use designation. “The proposed zone district of I 1 is consistent with the industrial land use category of the comprehensive plan,” Johnson said in her presentation.
The annexation area is currently vacant, sits adjacent to existing city I‑1 and other industrial and commercial zones, and fills a gap in the city’s jurisdiction along the 28 Road corridor, staff said. The petitioner and applicant representative Tracy States of River City Consultants concurred with staff’s analysis and said she was available to answer questions.
Following staff presentation and no public testimony in-person or online, a commissioner moved to forward a recommendation of approval to City Council with the findings of fact in the staff report; the motion passed 5-0. The record includes the annexation petition, annexation maps, draft ordinance and annexation plat noted as exhibits.
If City Council approves the annexation and zone as recommended, the property will become subject to city zoning and development standards and eligible for light industrial development consistent with I‑1 standards.
