Madison Eastman, founder and owner of CN Canine LLC, d/b/a Cosmic Canine, asked the Brentwood Planning Board for conditional-use approval to operate a dog-training business at 324 Route 125.
In a brief presentation, Eastman said the business focuses on obedience and behavior modification and that she trains service and protection dogs. "My name is Madison Eastman, and I am the founder and owner of CN Canine LLC, d b a Cosmic Canine, a professional dog training business I established 3 years ago. I am writing to respectfully request that the property located at 324 Route 125 Brentwood, New Hampshire be granted conditional use approval to include a dog dog training facility among its permitted uses," she told the board.
Board members discussed how the proposed use would fit into an existing, previously approved site plan and whether any building changes or outdoor fencing would be required. Dave Scheibel, a part owner of the property who said he had attended zoning and planning board meetings, said the building the applicant proposes to use is vacant and that the use would be low-impact.
Eastman said the operation will be by appointment, with limited animals on site and a single employee: "It's just me." She also said dogs would be on leash at all times and that waste removal would be handled by a commercial service.
Planning staff said the proposed activity appears to be a low-impact addition to the site and recommended using a written addendum to the recorded site plan to document hours and any conditions. The applicant confirmed hours of 8 a.m. to 6 p.m. on weekdays and shorter hours on weekends.
The board voted, by roll call, to authorize staff member Glenn to prepare an addendum to the previously approved site plan to accommodate the proposed Cosmic Canine use. The motion passed on a unanimous roll-call vote.
The addendum will record the board's conditions โ including the absence of an outdoor fenced run as currently proposed โ and identify any follow-up inspections or permitting required before the business opens.
