Madison County commissioners approved multiple rezoning requests Tuesday after public hearings and unanimous recommendations from the Planning and Zoning Commission.
The approvals affect agricultural parcels across the county and use splits to create homesites or bring parcels into compliance with zoning. Commissioners heard public notice that no members of the public came forward in favor or opposition for most items, and the Planning and Zoning Commission recommended approval by 5–0 votes before each board action.
The board approved a request from Brenda Watkins to rezone and split 26.51 acres at 1364 Atahall Rogers Road in Commerce (Map 12, Parcel 48, District 1) into two tracts of roughly 12.751 and 13.763 acres. The board also approved Royce Bridal’s request to rezone a 4‑acre portion of a 20‑acre parcel at 196 Adams Duncan Road (Map 29, Parcel 407‑1D) from A2 to AR to create a homesite and retain the remaining 16 acres in A2.
Other approved rezonings included a 6.232‑acre split from a 31.92‑acre parcel at 245 Rutherford Willis Road (Map 105, Parcel 121‑1, District 4), a 10.9‑acre split of a 52.22‑acre parcel at 1745 Hamlet Creek Church Road (Map 75, Parcel 001, District 4), and a dual rezone requested by Eric Borders for property owned by Jeffrey Whitefield at 7968 Highway 29 South (Map 31, Parcel 72, District 3) that rezoned about 2.963 acres to R1 and the remainder to AR to bring the property into compliance. The board likewise approved Andrew Saunders’ request to split 5.6 acres from a 40.97‑acre parcel on Fred Dawes Road in Danielsville (Map 609, Parcel 801, District 2) and a request splitting 8.1 acres from a 23.6‑acre parcel at 3333 Sailors Road in Hull (Map 15, Parcel 905, District 1) to create a family sell/split and bring the remainder into compliance.
Where applicants spoke, they said the splits were intended for family homesites, to keep family property intact, or to bring parcels into compliance with county zoning. Two applicants noted long-term farm uses (hay fields) or plans to conserve remaining acreage. In one case the board directed a $250 refund to a rezoning applicant due to administrative issues.
All rezoning motions carried after brief discussion; the record shows no formal opposition presented during the hearings and multiple Planning and Zoning 5–0 recommendations for approval. Several applicants were not present and were represented by statements in the record; one applicant’s representative, local attorney Sherry Hines, described family and long‑term residency plans and said the owner intends conservation on the remaining acreage.
The board closed the zoning portion of the meeting after the approvals and invited interested parties to remain for the remainder of county business.
