Zoning Hearing Officer Tracy recommended approval June 4 of a variation to reduce the required lot width on the McMaster property in Milton Township from 75 feet to 50 feet so the parcel can be subdivided into two buildable lots.
The recommendation matters because it would allow the petitioner to create two lots served by public sewer and water where the ordinance otherwise requires 75 feet of width. The zoning hearing officer said the petitioner demonstrated the ordinance requirements for approval and that neighborhood objections were not persuasive.
Tracy said some neighbors objected on the basis that several existing lots exceed 50 feet, but the petitioner’s counsel noted many of those lots are double lots that could be converted into two 50‑foot lots. The hearing officer said that argument did not persuade her and that the petitioner satisfied the standards in the county ordinance for a variation. The officer executed a written recommendation to approve and said it will be transmitted to the County Development Committee for further action.
No formal vote by an elected body was recorded at the hearing; the action taken at the meeting was the hearing officer’s written recommendation to forward the case with a favorable recommendation.
Minutes for prior meetings were approved at the start of the session before the officer considered cases, and the McMaster recommendation was one of three items the officer executed during the June 4 hearing.
