Bellemead’s City Council approved ordinances (first and second readings during the meeting) that amend zoning and subdivision language to clarify setback requirements for R‑1 single‑family lots.
City staff told the council that prior ordinance language and subdivision rules were inconsistent and could be interpreted to allow new construction too close to the curb. The amendments set a minimum front setback of 25 feet in R‑1 zoning for new construction. Staff and the planning-and-zoning commission noted that existing structures would be grandfathered and that the change clarifies requirements for developers and builders.
A public hearing was opened and closed with no formal objections; planning-and-zoning had recommended the change unanimously. Council approved the ordinance readings on roll-call votes recorded as yes by all members present. The amendments will be codified into the Bellemead zoning appendix and subdivision regulations.
