Planning Commission approves Los Prados final plat for 97‑home subdivision; park and amenities remain subject to separate approvals

The Santa Fe Planning Commission on Jan. 5 approved the final subdivision plat for the Los Prados development at 3730 South Meadows Road, clearing the way for construction of 97 housing units and related public infrastructure pending final technical corrections and permit approvals.

Rebecca Clauser, presenting for staff, said the final plat covers Tract 4A only and implements phase 1 of the previously approved master plan. Phase 1 includes 42 townhomes and 55 single‑family detached homes (97 units total). Clauser noted the developer submitted an approved water plan on May 16, 2025; the project proposes two 8‑inch water connections, four new fire hydrants and two access points from South Meadows Road. She also highlighted that the applicant proposed 49 affordable housing units (50.1% of the total), exceeding the city’s 20% minimum requirement.
