Deer Park family seeks large additions; board asks for reduced scope and revised plans

The Town of Babylon Zoning Board of Appeals on June 5 heard an application for major additions at a Deer Park property (application 25066), including one-story side additions, a second-floor primary suite and a one-car-to-two-car garage conversion.
Roxanne Trella of Dynamic Expediting Services presented for the applicant and described the project: enlarging the first-floor living area, adding an extra garage bay, expanding the kitchen to include a separate prep kitchen for religious (kosher) food preparation, and a new primary bedroom suite on the second floor. Trella said the homeowners have six children and that the addition addresses a growing household; the basement will remain an open play area with only a two-piece bathroom.
Board member Mr. Martiglio noted the size of the additions and asked whether the proposed width could be reduced. Board counsel and members discussed that reducing the additions by roughly 3 feet could eliminate two requested side-yard variances. The applicant's representative said the owner was willing to consider shrinking elements by “about a foot and a half” and that revisions to plans were pending.
The board also noted that lot coverage would conform if the garage dimensions were reduced (from a reported 520 to 500 — as discussed in the hearing). Conditions raised by the board included permitting only a two-piece bathroom in the basement and prohibiting commercial activity in the garage. The hearing was closed and the board reserved decision, keeping the record open for revised plans and any test-bore or groundwater data the Department of Environmental Control requested.
The applicant was asked to submit revised drawings as soon as possible; the chairperson said the board has hearings next week and at the end of the month and urged the applicant to provide updates promptly.
