The Guymon Planning and Zoning Board voted to recommend approval of a rezoning that would change the north 15 feet of Lot 14 in the Bonner Sullivan addition from I-1 (heavy industrial) to C-3 (general commercial).
Staff explained the request, saying the rezoning is prompted in part by industrial setback requirements that differ from commercial setbacks and by the 2018 zoning map and future land use maps, which show commercial uses in portions of the area. Staff said the 2018 map shows more commercial designation in the neighborhood than an older 1994 map and that the rezoning would not appear to be an isolated “spot zone.”
The applicants were present and did not add further public testimony when asked. Board members discussed the future land use map and noted that the arrow on the map indicates an intended neighborhood-commercial designation; one board member said map colors can be hard to read in print. A motion to recommend approval was made and seconded. The roll call produced four ayes and one abstention: Montgomery, O'Blander, Meeks and Singletary voted yes; Lackey abstained, citing a “professional work relationship” with a local ranch referenced during discussion. The board recorded the motion as carried to recommend approval to the governing body.
The recommendation will be forwarded to the next step in the municipal review process for final action. Staff did not specify any immediate changes to site use or an effective date; final rezoning requires action by the governing body following the planning board’s recommendation.
