Sheridan County sets public notice to update zoning around airport to reflect modern airspace maps

Mark Reid, county planner, said the county is updating language that originated in a 1990 resolution and relying on current airport master-plan mapping to define approach and departure corridors. "What's in those old rules ... are based on mapping and old airport configurations and old runways that don't even exist anymore," Reid said, and the update will allow the county to incorporate modern mapping into the zoning rules and avoid duplicative processes.
Robert Gill, Sheridan County Airport manager, told the board he had no substantive additions and offered to answer questions. Commissioners raised whether the update would address glare from ground installations such as rooftop solar panels. Reid and staff pointed to a draft provision that specifically would prohibit uses that cause glare in the eyes of pilots using the airport; Reid said the draft language references Federal Aviation Administration airspace standards (FAR Part 77) and includes a use-restriction provision addressing glare within the corridor areas.
The resolution authorizes scheduling: a Planning and Zoning Commission hearing in July and a Board of County Commissioners hearing on Aug. 5, 2025. The amendment would incorporate updated three-dimensional airspace mapping from the current airport master plan into the county zoning rules and remove or replace duplicative processes from the older resolution.
Action: The board voted to approve and authorize the chairman to sign Resolution 25-05-009, initiating the amendment process and setting public hearings. The board's action begins a multi-step amendment that will return to the Planning and Zoning Commission and the Board for formal public hearings and final action.
The amendment is a policy-level update to align county zoning with contemporary airport mapping and existing FAA standards; any specific development restrictions would apply within the defined corridors once the zoning changes are adopted.
