The Wolfeboro Planning Board approved a boundary line adjustment conveyance transferring approximately 10,000 square feet from Brewster Academy to the Wolfeboro Area Children’s Center to formalize existing uses and to address an encroaching pavement/shed condition. The board granted requested technical waivers and required a short timetable for relocating a refuse shed that sat inside the setback on the adjusted lot.
Randy Tetra of Norway Plains presented the plan and described the transfer as a correction to accommodate an existing pavement encroachment and an 8-by-10 refuse shed near the shared boundary. The board reviewed historical approvals and building‑permit records and confirmed the site contains multiple accessory structures; staff and counsel had reviewed the earlier approvals and advised the board about accessory-structure counts and permitted placement.
Board action and conditions: The board voted to grant the requested waivers (including a form-factor waiver) and to approve the boundary-line adjustment subject to final mylar preparation, monumentation and filing. The board required the refuse shed be relocated to meet the 10-foot setback standard; the applicant agreed to provide a revised final plan showing the shed’s new location and to move the shed within 60 days. The board also required the applicant to record the approved plat at the Carroll County Registry of Deeds within six months and to provide the town with the monumentation certification.
