The Baldwin County Commission denied a request on May 20 to rezone about 2.1 acres near County Road 26 and Grantham Road in the Foley area from RR to B-3 commercial zoning.
Planning staff recommended denial, saying most adjacent properties are agricultural or residential and that a commercial B-3 designation would not be compatible. Staff also noted some proposed uses, described by the owner as office-warehouse and a drone-related business, could be allowed in the current RR zoning with commission site-plan approval.
Property owner Scott Curtis told the commission he wanted B-3 so future tenants could operate without extra approvals. "I have different tenants come in there. Then they are approved to do different businesses out of that location. That's why I want the B-3," Curtis said.
Commissioners discussed the area’s character and noted the parcel had been rezoned previously; they concluded adding B-3 would not fit the planned growth pattern. A motion to accept staff’s recommendation of denial passed on a voice vote.
The property is in Planning District 21 and was described as vacant; staff reported surrounding land uses include dirt pits, an RV park and agricultural properties.
