The Village of Salem Lakes board authorized staff to issue requests for proposals (RFPs) for two capital projects: renovations at Fire Station 4 and replacement of the Village Hall roof.
For Station 4, the chief and staff recommended a-la-carte RFP line items that include installing drive-through apparatus doors (to accommodate larger apparatus), upgrades to living quarters (bathroom and kitchen improvements), and cosmetic items. The board and fire officials discussed continuing to operate Station 2 while evaluating whether to shift primary response to the west side of the railroad tracks; staff recommended beginning with the drive-through doors and completing smaller living-quarters upgrades now rather than a full rebuild. The board approved issuing an RFP that allows pricing per item so the board can pick work items based on capital-plan priorities.
On Village Hall roofing, staff explained earlier roof assessments prioritized the Village Hall for near-term replacement. The board authorized an RFP to solicit quotes for both an asphalt-shingle roof (typical 20–30 year shingles) and a standing-seam metal roof (higher upfront cost with longer longevity). Staff said an asphalt replacement was expected to cost in the $70,000–$80,000 range; a standing-seam metal roof could exceed $200,000 after removing existing decking and adding gutters, underlayment and other components. The RFP will also include inspection of roof cavity insulation/venting so bidders can identify whether attic-temperature or insulation remediation is required prior to a roof replacement.
Board members noted the Village’s capital plan will frame which projects proceed and when. Staff said the 2025 budget set aside funds for the projects (Village Hall roof $80,000; Station 4 $45,000) and that the RFP responses will inform final budgeting and timing.
