PORT ST. JOE, Fla. โ The Port St. Joe Planning Board on June 3 recommended denial of a special-exception request from an applicant seeking to allow short-term rentals in an R-1 single-family residential district.
The applicant told the board they had planned to move and had long-term renters lined up but those plans fell through, leaving them with mortgage obligations for a house they said they could not easily carry. The board emphasized R-1 zoning historically excludes short-term rentals and said allowing one exception could set a precedent.
A Planning Board member summed the concern this way: "If we grant this ... we open a Pandora box for everybody that lives in R-1."
