The King George County Wetlands Board on May 20 approved a permit application by Farleydale LLC to repair a dock and private boat slip at a commercial property, with board members voting in favor following a public hearing.
The vote came after John Brooks, a representative of GES speaking for applicant Dan Jacobs, told the board, “We are not planning to dredge,” and said the project would “rebuild it exactly like it was built previously.” The application referenced VMRC permit application number 2024-1141 and JPAZ202500927.
Board members asked about project scope and timing during the public hearing. One member noted the application window listed July 1 to February and asked whether that timing was intended to avoid fish spawning; Brooks said that timeline was the applicant’s goal and that the team had applied for a longer permit than they expected to need. Brooks also said coordination with the Virginia Marine Resources Commission (VMRC) and the U.S. Army Corps of Engineers remained necessary before work could begin.
On technical questions, Brooks said a bathymetry survey showed sufficient water depth at the outer bend of the river where the dock sits, which informed the decision not to dredge: “There’s deep enough water off of there that we don’t need to dredge.” He described the work as pilings-and-decking replacement where required, with “no planned grading at all” and minimal expected erosion during pile installation.
Board members and staff raised access and site-visit logistics; Brooks and the applicant offered to arrange site visits through the property owner. The applicant said VMRC inspections had already visited the site the same day. Following discussion, a motion to approve the application passed with all voting in favor.
The board’s approval is conditioned on the standard sequence of external permits: VMRC will issue after the county’s approval and after the U.S. Army Corps of Engineers permit is in place, per the applicant’s timeline. The applicant indicated the project will proceed once the required permits are secured and a marine contractor with availability is engaged.
