The Planning and Economic Development Committee on June 2 recommended approval of Ordinance 17‑25, rezoning a property at 202 Wallace Avenue to R‑3 (multifamily residential), and Ordinance 18‑25, variances for lot size and site coverage, forwarding both to the June 16 village board with positive recommendations.
Staff told the committee the property contains a four‑unit building constructed “over 50 years ago” that is nonconforming under current multifamily standards because the lot is too small and lacks required open space. Staff said the applicant does not plan physical changes to the site and that the property is being sold; staff recommended approval of the rezoning and variances to bring the building into conformity and ease financing for the buyer. The planning and zoning commission also recommended approval of both items.
There was no public opposition and the applicant declined to address the committee. Trustee Trickey moved the rezoning recommendation with a second from Missus Miller; the motion carried unanimously and will go to the June 16 board meeting. Missus Miller moved the variance recommendation, seconded by Trustee Trickey; that motion also passed unanimously and will be forwarded with a positive recommendation.
The committee’s action is a recommendation to the full village board; final approval and any conditions will be decided at the June 16 meeting.
