Christine Donhart of The Reeves Firm presented the request on behalf of the applicant. The 2.69-acre property at 7642 Highway 70 has split zoning: the northern half is RS-12 residential single-family and the southern half is CH highway business. The commission had previously approved the master plan and construction plan for the subdivision in March 2023.
Under the approved final plan the property will be divided into two lots: Lot 1 at 1.226 acres and Lot 2 at 1.043 acres. Once recorded, the applicant will re-record a plat combining both lots into a single lot to establish legal lot status for development and building-permit eligibility.
Planning staff recommended approval with conditions listed in the staff report; the applicant confirmed agreement with those conditions. The motion passed with a recorded roll-call vote. Commissioner Don Conway recused himself from the vote.
This action is administrative and is part of the standard subdivision and lot-creation process; subsequent construction and site-plan reviews will follow the conditions and ordinance standards required by the city.
