Design review board gives conditional sign‑off to 7 Brew drive‑through in Deerfield; asks for landscaping and design tweaks

The City of Milton Design Review Board recommended approval, with conditions, of site, landscape and building designs for a 7 Brew drive‑through at 12875 Georgia Highway 9 in the Deerfield form‑based district.

Max Pontrelli, operating partner for Rocket Brew (doing business as 7 Brew), said the project will develop a previously vacant lot and described the concept as a drive‑through coffee operation with a small covered pavilion for walk‑up customers. “We’re excited to be here and hopefully excited to get this site developed and open up,” Pontrelli said.

Staff asked that the applicant add tree plantings along the southern property line to replace removed canopy and improve the buffer between the site and adjacent commercial properties; the board voted to recommend planting five specimen trees, each at minimum 2‑inch caliper, on the southern edge as a condition of approval.

Architect Matt Turton of Vickers Design Group presented building details and renderings. Board members gave detailed design guidance: reduce roof overhangs from 24 inches to roughly 8–12 inches; simplify and downsize the pavilion cupola; eliminate scalloped gable trim in favor of vented gable details; provide simplified corbel/bracket details; and supply a materials and color sample board for final review. Turton said the main building is about 500–525 square feet with an attached cooler and a rear pavilion for customers.

On the site plan, staff asked for an engineered retaining‑wall detail, an enclosed three‑wall dumpster with gates, and confirmation of tree canopy calculations. With those items and the southern tree planting incorporated, the board recommended approval of both the site/landscape and building reviews and asked staff to verify the changes during final review.
